SELLER PLAN STEP #4 – HOW DOES MARKETING REALLY WORK?

In today’s video I walk through the 4th step of our seller plan… which details how to effectively market your property for sale.

Is the internet causing buyer overload?

a. Recognize that your listing is a speck in the internet ocean! And…

b. Companies like Zillow are using it as bait to attract leads that are often weak, at best, that they will then sell ba,ck to agents.

c. These “leads” can then become confused with actual prospects that have the desire and financial wherewithal to purchase your home which can result in buyer overload.

d. The internet is a useful tool, but it’s not the primary method for selling your home!

Knowing this, how do you optimize pictures and details for the internet?

a. First, recognize that 99% of the time the internet is the first time that prospective buyers will be exposed to your home.

b. Because of this fact, you will want to hire a professional photographer to get the best photos and media possible and…

c. Focus your marketing copy on telling the story of the property, not just highlighting features. In other words, what lifestyle will a buyer enjoy if they were to purchase your property?

d. The purpose of optimized pictures and details is to compel buyers to take action–to come and see your property, where they can then be sold on all it has to offer.

Once the traffic starts flowing, how do solve problems in advance to ensure a smooth closing process?

a. First recognize that all buyers face obstacles, so preparing in advance will save you time and money.

b. Ideally you’ve identified problems with a seller home inspection which allowed you to, either: Address them prior to marketing your home for sale or, at a minimum, secure estimates from qualified professionals.

c. Other concerns such as obtaining financing or the need for the prospective buyer to sell their property prior to purchasing yours can be addressed by partnering with the right real estate professional.

How do you attract multiple buyers to increase your chances of receiving multiple competing offers?

a. Avoid overpricing or your marketing will fail. Buyers are not comparing marketing, they are comparing houses, and nothing turns a buyer off more than an over-priced property.

b. Recognize that you have a limited window to make an impact in the marketplace, so you must “Push” the marketing quickly!

c. Create a sense of scarcity by driving buyer traffic through your property at the same time. Let them see each other.
