NY CAPITAL DISTRICT MARKET UPDATE | NOVEMBER ’22 | HOUSING MARKET CRASH?

According to data from the Global MLS, the marketplace for NY Capital District residential properties, here are the latest stats:

The Number of SOLD listings decreased by 14% to 698 properties with a top sale of $2.2 million at 7 Beacon Hill Dr in Saratoga County.

The Average Sales Price dropped 4%, to $327,000 w/ a drop in  Average Price Per Square Foot down to $180 per square foot.

The inventory of properties available for sale as measured in months supply increased 11% to 1.47 months worth of properties for sale.  

The average 30 year fixed mortgage rate increased to 7.2% according to Bankrate.com.While sellers continue to average over their asking price, the market is showing some signs of cooling.  

Last monthsellers averaged just .53% over ask.  This is down nearly 1.0% from last month.
